Buying / Coveora
Make an offer you can explain.
Before you bid, understand how the price compares with recent sales and what your financing allows. Your agent explains the conditions in writing so you can decide what to offer and when to walk away.

- Overbieden
- Offering above the asking price. It can be part of a bid, but the asking price alone does not tell you what a home is worth.
How it works
From your brief to completion.
Software prepares research and drafts, leaving more time for human judgment and making a fixed fee, paid only on completion, possible. Your qualified Dutch makelaar reviews everything before it goes to the other side.
- 01
Tell us what you need.
We agree a brief around your budget and timing. Your agent checks what needs to be ready before you commit.
- 02
Understand the price.
We compare recent sales and explain what differs about this property. You get an offer range with the assumptions written down.
- 03
Prepare to view and bid.
Your agent helps you check the property and prepare your bid. You know which documents are still missing and which conditions protect your position.
- 04
Complete with clear responsibilities.
Your makelaar coordinates the remaining steps and keeps you informed through the final inspection. The civil-law notary handles the legal transfer of ownership.

Common questions
Before you join.
Is Coveora an agency or an app?
An agency. You work with a person, with a qualified Dutch makelaar accountable for the advice. The civil-law notary handles the legal transfer.

Can I work with Coveora now?
We are collecting interest. The services described on this site are upcoming, and joining the waitlist is free. It is not a booking or an agency agreement.
Can I buy without a permanent employment contract?
A temporary contract does not automatically rule out a mortgage. A mortgage adviser can check what evidence a lender needs for your situation. Do that before deciding how much to offer.
NHG guidance ↗
What happens after an offer is accepted?
Your agent puts the next steps and responsibilities in writing, including what must happen before each deadline. You stay informed through signing and the final inspection. The notary handles the legal transfer, and your handover record keeps practical details such as meter readings together.
What do I pay if the deal falls through?
You owe Coveora nothing if the deal does not complete. Our fixed fee is agreed in writing before you work with us and is due only when the keys change hands. Third-party costs are separate and may still be payable.
How do I decide what to offer?
Start with comparable sales and the condition of the home, then check the offer against your financing. Your agent explains the assumptions behind the offer range. There is no standard percentage above asking that makes every bid sensible.
