Methodology

Good advice starts with the limits of the data.

Today, Coveora is a waitlist and an interest form for a future home value check. We do not currently produce comparable-sales reports, automated valuations or offer recommendations.

Our planned approach combines recorded transactions with property characteristics and professional review. Kadaster records ownership and transactions; CBS and NVM publish market summaries. A national average does not value an individual home.

Individual transaction records may require paid access or a licence. We have not purchased data or established a production data feed. Asking prices are not achieved sale prices, and recorded sales can arrive after the market has moved.

Any future report should state the source, retrieval date, comparable selection and missing information. Condition, leasehold, homeowners’ association obligations and energy performance can materially change the comparison.

AI may help prepare research and explain documents. A qualified professional must review advice before it forms part of an agency service. A formal valuation and personal mortgage or tax advice require the appropriate separate expertise.
